*WEST COAST PAPER WAREHOUSE & SALES* - WAREHOUSE MODIFICATION / EXPANSION / RETAIL SALES AREA INCREASE & WHEELCHAIR LIFT FOR ACCESSIBILITY. To incorporate the adjacent 4,943 sq. ft. tenant space, previously 1040 W River Street, Resource Center, Inc., as part of the West Coast Paper Warehouse Storage Area by removing approximately 146 feet of tenant separation wall. The existing west 1-hour tenant separation wall of 'Greenleaf Floral",1030 W River St., is extended 39 feet to the north, to meet the 4-hour Area Separation wall. A 3,330 sq. ft. rectangular shaped portion from the original West Coast tenant area is removed to become a portion of the Greenleaf Floral warehouse. This remodel results in an area increase of 1,613 sq. ft. to West Coast Paper Warehouse storage area, a new TOTAL of 32,771 sq. ft. The original 959 sq. ft. retail sales area (1994 permit) has been expanded to include the 944 s.f. and 2,504 sq. ft adjacent areas originally classified as warehouse stock room areas, a new total area of 4,407 sq. ft. retail sales. The occupancy use groups will remain the same as the original 1994 remodel permit for which a certificate of occupancy was issued, but the overall area,s of the warehouse & retail sales will increase. The total occupant load for the space will also increase.To upgrade the exit system from the 'SALES' area with two complying exit access & exit systems; to install directional exit signs and reverse swing of existing door(s) leading to exits, all as noted on approved plan. To install a 'wheelchair lift for accessibility as an alternate method, approved 5/30/01 by Mr. Hogland, Building Official. A NEW CERTIFICATE OF OCCUPANCY IS REQUIRED FOR THIS TENANT TO INDICATE THE INCREASED AREA AND THE NEW OCCUPANT LOADS SINCE THE 1994 C.O. NOTE: This building is fully fire sprinkled for allowable area increase. NOTE: A letter from tenant General Manager declares that there will be no high pile storage in this tenant space.
