(BERRYHILL & COMPANY)(BROADWAY PARK) New 922 sq. ft. expansion to an existing 1,623 sq. ft. space in an existing building per approved plans on file. New total for the space will be 2,545 sq. ft. The expansion will add a dining/cafe' area with new offices and restrooms. There will be no changes to the commercial kitchen in the existing tenant space. Work to include miscellaneous interior demolition work, providing 2-hour rated fire barrier wall separations between A-2 occupancy and adjacent tenants, some new interior walls, some new interior doors and windows, interior finish, a new suspended ceiling area, new gyp. board ceiling/soffit area, a new accessible restroom, mechanical work, plumbing work, and electrical work. An alternate approval letter is attached to the plans allowing only a one-hour fire barrier wall at the tenant's existing kitchen, where no work is occurring, and where common to the adjacent tenant. An additional exit is also provided as part of the alternate approval from the A-2 occupancy for a total of three. If a new restaurant tenant moves into the space in the future, the kitchen common wall to the adjacent tenant will be required to be upgraded to a 2-hour rating. Separated uses per IBC Section 302.3.3. A new Certificate of Occupancy is to be issued when completed and approved. NOTE: This building is NOT fire sprinklered. (PC#0192-03) JCB
