(IDAHO RIVER SPORTS) Remodel to an existing 5,391 sq. ft. building partially changing occupancy for new retail sales and storage use per approved plans, CAR04-00026, & DRH04-00218. The site also has an 887 sq. ft. storage building at the rear of the property that will have minimum one-hour rated wall infill on the south side and two-hour rated wall infill on the west side in existing window openings because of location on property. Work to include miscellaneous demolition work, some structural steel work at new or enlarged openings for new exterior windows and doors, permitting and structurally upgrading the rear addition to this building that was constructed without a permit per structural engineer, some new site work including parking, new interior walls, new interior doors and windows, some suspended ceiling work, interior finish, upgrading restrooms to current accessibility standards, new mechanical work including new furnaces, new plumbing, and new electrical work. Special Inspection required for concrete and reinforcement, for any field welding of structural steel, a certificate of compliance for any steel work done in an approved fabricator shop to be provided to inspector in field, and for epoxy/adhesive anchor installations. A Certificate of Occupancy is to be issued when completed and approved. Nonseparated Uses per IBC Section 302.3.2. NOTE: This building is located in the flood plain. All electrical outlets, panels, switches, etc..., are to be mounted 38" minimum above the finished floor to the bottom of the fixture.
