(EMERALD BUILDING formerly Sailfish Place) To remodel an existing 2 story 22,054 sq. ft. office/retail/warehouse building per approved plans and CZC05-00260. The remodel will create several suites on both floors for future leasing. The building is currently mostly all vacant except one existing tenant in a Suite on the north end of the building. No occupancy allowed under this permit in any of the vacant suites. Separate permits will be required to be obtained for tenants to occupy the suites. Work will include some interior demolition work, three new exterior openings in the south exterior wall, a new exterior steel canopy, some new skylight installations, a new elevator installation, a one-hour rated elevator equipment room, demolishing and reconstructing two new interior stairways, some new structural floor framing work, two new reinforced concrete footings, some new interior walls, some new interior doors and windows, interior finish, some suspended ceiling and gyp. board ceiling work, two new accessible restrooms on the second floor, fire sprinkler and alarm work, mechanical work, plumbing work, and electrical work. Special Inspection required for masonry work at new CMU elevator shaft walls, for concrete and reinforcement, for structural steel work/welding, adhesive/epoxy anchors, and expansion anchors per engineer. This is a Scope of Work Permit. A Letter of Completion is to be issued when done. Nonseparated Uses per IBC Section 302.3.1. NOTE: This building is fully fire sprinklered for area increase. JCB
