Work to include some miscellaneous interior demolition work, new 45 minute rated wired glass windows and door in steel frames storefront system, some new interior walls, interior finish, upgrading restroom to current accessibility standards, new kitchen equipment, new walk-in cooler and freezer, new mechanical work including a new additional furnace in the interior of the space and new condensers and make-up air unit on the adjacent one story building roof, a new Type I hood with grease duct located in a one-hour rated shaft, plumbing work, and electrical work. The south wall of this space is an existing 2-hour rated CMU fire wall that extends at least 30" above the adjacent one story building roof. An Upgrade Agreement is on file for the tenant space to the south of this space (2134 S. Broadway Ave.) to change out the storefront windows/door to 45 min. protected openings at a later date because of proximity to the existing 2-hour rated fire wall.
