UNFINISHED BASEMENT) with a attached 1076 sq. ft. three car garage, a 328 sq. ft. covered porch off the basement level and a 328 sq. ft. deck off the back of the main floor. A separate building permit is required to turn the basement into habitable space. Per approved plans, engineering and requirement list. This lot is within a hillside area and is subject to the hillside ordinances. A class "A" roof system and defensible area will be maintained. This house shall be fitted with an NFPA 13D system, modified to include a single row of dry sidewall sprinklers along all walls common to attached garage and the living space. The system shall also be equipped with an alarm initiating device commonly referred to as a flow switch, and an outside alarm indicating device.
