Description
(SPIRIT DISTRIBUTING T.I. & ADDITION) The warehouse portion (Pods, Boise, Spirit distributing) and the office area are to be fully sprinklered with an "ESFR" system. Work includes construction of two, 3-hour fire walls to reduce the overall area of the building. One 3-hour fire wall between units #1 & #2 and a 3-hour fire wall between the two level office portion and the one story office portion with the new addition. This wall between office areas also serves to separate different types of construction. Existing tenants 'Pods' & 'Boise" each occupy approximately 1/4 of the Spirit Distributing Warehouse condominium area under previous permits. Interior demolition of offices was done under BLD07-02630. New work includes an addition of 1,360 sq. ft. to the office for a lobby, reception, tasting, kitchen & workroom. Existing 3,094 sq. ft. office & mezzanine area, 1,547 sq. ft. per level, will be remodeled, to include two new exit stairways from the mezzanine, to be used as open sales office, private offices and support areas. The 9,970 sq. ft. one level area will be rebuilt with perimeter private offices, conference and boardroom; interior to be open office, classroom, breakroom and support areas with an accessible route to all portions of the first level areas. All structural and non-structural framing in the one story, 1,360 sq. ft. office addition and remodel is to be non-combustible as part of Type IIB construction. The two level office / office mezzanine and warehouse is in Type IIIB construction and can be wood or steel framing. To fill over the interior railroad track spur system and pour a new concrete floor except at a 44' x 20' portion to remain at existing level to be used as a sprinkler system riser room. The riser room has a steel joist deck above. To install necessary landings, stairs, rails throughout project to comply with code; install new suspended ceiling grid system in office areas; upgrade electrical, mechanical, plumbing, sprinkler and alarm systems; three multi fixture accessible restroom facilities, drinking fountain and service sink in the office areas and support breakroom, accessible restrooms, janitor storage room and mezzanine level offices to serve the warehouse employees; interior and exterior finishes; (2) 3-hour, self closing or automatic closing with smoke detector activation, fire door/frame/hardware assemblies at access opening through the 3-hour wall and a walled, open to the sky patio area all per reviewed plans, red-lines on plans and all attached plan review conditions and comments of all reviewing agencies. Several items noted including exit aisles at the north warehouse area are blocked by product storage, one ESFR head is obstructed by a roof drain, missing fire dept. key box, need to repair two exit signs, missing fire door signage and max occupant signage, need to post building address, missing doors at the new vestibule, three heads at the office area are out of adjustment, missing discharge light at the south office exit, need additional fire extinguishers at the second level warehouse office and lower level riser room, project related fire sprinkler and alarm permits need finaled, no other life safety items reviewed at this time, some phases of construction are still underway, permanent occupancy at the remodeled office area is not permitted at this time per discussion with the contractor.
