(SUN-RAY CAFE) To remodel and add a 1,548 sq. ft. expansion area into a previous garage area to an existing 1,218 sq. ft bar/restaurant tenant per approved plans and DRH05-00115. The tenant will now occupy the entire building having a total area of 2,766 sq. ft. This remodel also includes parking changes per the design review. (Note: Previous permits BLD05-02906 expired on 4/24/06 & BLD06-01664 Expired on 1-30-07) A Letter is on file from a previous Planning Director restricting the dining occupant load to a maximum of 56 persons. Work to include extending the parapet to 30" minimum above the roof and closing up some existing openings with 2-hour rated construction in the north exterior wall, furring/insulating exterior walls on the inside including gypsum board to encapsulate the existing sprayed on foam product on exterior walls, interior finish, remodeling/upgrading restrooms to current accessibility standards, providing accessible door hardware throughout, plumbing work, and electrical work. Special Inspection required for epoxy dowels at parapet extension work. A Certificate of Occupancy is to be issued when completed and approved. Nonseparated Uses per IBC Section 302.3.1. NOTE: This building is not fire sprinklered. RmH ***(PLAN MODIFICATION)*** (8-7-08) To remove partition at hallway and storage area. The hallway will become addtional seating area and the storage will become additional service area. This will increase occupant load in this area to 35. No other changes are required or requested.
