(THE STUDIO CORP.) This building is NOT fire sprinklered. To remodel the interior of an existing 9,538 square foot tenant space. Photography studios, storage rooms, and offices will be created. A 1-hr fire-resistance-rated exit vestibule (1-hr walls, 1-hr ceiling, 45 minute door) will be created at the back alley. A portion of the alley wall will be removed and a portion of the existing concrete floor slab will be removed. Where the concrete slab is removed, a new concrete floor slab will be placed 7 inches below the rest of the floor level. Work is to include interior nonbearing walls, interior doors, upgrades to a 3-hr fire-resistance property line wall (i.e. party wall), hallways, minor accessible upgrades to an existing restroom, and interior finishes.
