9-19-08 Building owner to be the GC To convert 1,829 sq. ft. portion (includes 350 sq. ft. mezzanine) of a one story, 3,109 sq. ft. dwelling with a 600 sq. ft. free standing garage. the 1,829 sq. ft. portion including mezzanine to be used as a retail sales "M" occupancy and support office area. The remaining 1,280 sq. ft. area (Phase II) will remain vacant and non-complying until such time as separate application and plans are submitted for code compliance upgrade per Letter of Agreement on file (copy attached to plans) and a permit for said upgrade is issued. Additional fee's will be due for ACHD at that time. The live load for the mezzanine level is restricted to 50 PSF with no concentrated loading per engineering analysis and note on plans. A permanent sign stating this maximum live load restriction is to be posted at the top of the stairs as indicated on plans and the tenant / owner is responsible for enforcement of loading compliance. This permit will establish a Certificate of Occupancy for 'Heaven Essence' floral shop when this scope of work is completed. Permit includes indicated site work, parking lot, accessible parking and accessible route & signage and all red-lined conditions noted on plans and all attached plan review conditions of all reviewing agencies.
