This permit is for the construction of a new two story duplex. The north unit has a 1416 square foot first story with two bedrooms and two bathrooms as well as an attached garage of 273 square feet with a covered front porch of 30 square feet. The second story is a total of 505 square feet with two bedrooms and one bathroom. The south unit has a first story of 755 square feet with one bathroom, a kitchen and a covered front porch of 42 square feet. The second story is 505 square feet with two bedrooms and one bathroom. The second floor of the South unit is over a portion of the North unit and has a one hour floor/cieling assembly (GA FC 5407) over that portion. The separation wall will be built per Table 720.0(2) number 14-1.3 of the 2006 IBC. There are to be no eaves that extend within five feet of the property line.
