Description
This project is for the construction of a new single family dwelling that was destroyed by fire. This project is also utilizing a portion of the existing basement/foundation walls that have deemed structually sound by an Idaho licensed engineer. There is also a zoning approval for the existing foundation to be used as it is within the required R-1C setbacks per CVA08-00041 by David Moser. This approval only permits the placement of the wall and all building code requirements must be met for this situation. As this wall is less than 5'-0" from the property line the wall must be constructed as 1-hour fire rated with protection from both sides per IRC Table R302.1. This dwelling is to have a daylight type basement of 1430s.f. and a main level of 1475s.f. along with a 668s.f. 3-car garage. "A letter from the applicant's geotechnical engineer indicating that the footing sub-grade is acceptable must be approved by Public Works prior to scheduling a footing inspection. Call Terry Records at 384-3946." The original ESC permit from the clean -up process is to re-assigned to the new contractor's RP. Separate electrical, plumbing, mechanical permits are required. All per the approved plans as marked REScheck, Engineering calculations and the Engineer's details along with the plan review notes. pep
