Fire sprinklers used for building area increase and for code trade-offs. To remodel the interior of an existing 73,639 square foot building for the current tenant. Several existing restrooms will be upgraded to be accessible to the disabled. Work is to include interior nonbearing walls, interior doors, interior windows, millwork, finishes, and an exterior ramp. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. The fire sprinkler system is required to be upgraded to comply with current standards, including quick-response sprinklers, in order to avoid enclosed 1-hr fire-resistance-rated corridors. Elements of the existing fire sprinkler system that already comply with current standards may remain without upgrade. This building remodel will be done in phases. Occupancy of a completed phase shall be coordinated with the Structural Inspector and Fire Inspector. CJW

Todays inspection was for life safety in phase 8. All of the exit signs and emergency lights functioned correctly, door hardware appeared adequate and fire extinguishers had been installed. The problem is there are substantial floor plan changes that do not match the city approved plans. I spoke to Jim Sly, Carl Westfall and Scott Arellano and it is agreed that resubmittals/plan modifications and the related inspection are required prior to occupancy of phase 8.

This inspection was for phase 2. The insulation at the roof deck needs repaired. The existing "access controled egress" lock on the door to the lobby needs to meet the requirements of chapter 10 of the IFC. An existing duct smoke detector has been removed from a hvac unit and will need to be re-installed and tested. The existing fire alarm system will need to be tested for functionality as well. The ADA compliant door hardware has not been installed on both doors for the short corridor next to the electrical room as shown to be done on the city approved plans. I spoke to Chris with HC Company about the fire alarm/duct smoke detector and the "access controled egress door" via a phone conversation.
