This project is to include the conversion of an existing carport to a 2-car garage, a 487s.f. living space addition to the upper level that is partially over the new garage including 2-deck areas, a sunroom, master suite and sleeping porch. This project due to the large amount of openings on the exterior has had lateral engineering done. R-1A reduced setbacks approved through CVA09-00010 by Josh R Johnson. Due to these reduced setbacks all walls with in 5'-0" of the property line are required to be 1-hour protected and eves are to be protected also. This rated wall work will be mostly in the south deck area. Separate electrical, plumbing, and mechanical and ESC permits are required. ESC plan approved by pep with attached conditions.
