(TIM TUCKER - OFFICE/RETAIL) 3/12/12 - Plan Modification - THE EXISTING BASEMENT IS CONSIDERED UNOCCUPIABLE BECAUSE OF HEAD ROOM CLEARANCE AND WAS ORIGINALLY REVIEWED AS A CRAWL SPACE PROVIDING SERVICE TO THE BUILDING (UTILITIES). UNDER THIS PLAN MOD THE CRAWL SPACE AREA WILL BE SEPARATED FROM THE OCCUPIABLE FLOOR WITH 1-HOUR CONSTRUCTION ON THE BASEMENT SIDE AND USED FOR COMBUSTIBLE STORAGE IN ACCORDANCE WITH SECTION 413, 2009 IBC. THE CRAWL SPACE REMAINS AN UNOCCUPIABLE AREA. DOORS BETWEEN CRAWL SPACE AND UPPER LEVEL SHALL BE 1-3/4” SOLID CORE OR 20 MINUTE RATED, SELF-CLOSING ASSEMBLIES PER SUBMITTED PLANS & RED-LINE NOTES AND PLAN REVIEW ATTACHEMENTS. DRS Remodel changing occupancy from a single family dwelling into a commercial office or retail use per approved plans. Work to include select interior demolition, exterior opening modification at main door; construction of accessible ramp, landings & railings, modification to stairs for code compliance; interior walls to create one fully accessible restroom; and modification of electrical and plumbing.
