To convert the 1,581 square foot 1st story of a former single family dwelling to a restaurant. To remodel the 2nd story to create a 1,091 square foot residential apartment. Work that relates to the 1st story includes 2 restrooms accessible to the disabled, interior bearing and nonbearing walls, an exterior ramp accessible to the disabled, new doors, a zero clearance grease hood, a grease duct system having a UL listed 1-hr grease duct wrap, a 1-hr horizontal dwelling unit separation between the 1st and 2nd story, 1-hr columns and beams and walls supporting the horizontal separation, a new stairway to the basement, bearing walls with concrete footings in the basement/crawlspace to shorten the span of existing 1st story floor joists, kitchen equipment, and interior finishes. Work that relates to the 2nd story includes a 1-hr stairway shaft with 1-hr doors, a new stairway to the 2nd story within the 1-hr shaft, interior nonbearing walls, millwork, and finishes. The 2nd story dwelling unit is not required to be accessible to the disabled. Special Inspection is required for welding and epoxy anchors. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. It there is a conflict between the adopted codes and the specifications and/or drawings, the provisions of the adopted codes govern. Garage demolition, rough grading, and grading & drainage work was all done under separate permits. **CJW**
