(IN RETROSPECT) The special conditions for this tenant, i.e. POSTED for MAXIMUM 57 PSF live load for retail sales area and POSTED MAXIMUM OCCUPANT LOAD OF 30 are specific to this tenant / owner / use in accordance with attached alternate approvals. Remodel original single family dwelling with 1,796 sq. ft. on main level and 624 sq. ft. basement level, a total of 2,420 sq. ft. and change the occupancy use group to "M", retail, per approved plans. The 449 sq. ft. attic is not occupiable/usable and the stairs have been walled off with an attic access door added per note on plans. Work to include modification upgrades of all building components for compliance with current code for the new proposed occupancy use group. Current policies in regards to exterior wall construction, allowable stories and floor areas are applicable. The design floor loads for this specific tenant have been reduced based on written structural engineering analysis, building official approval and posting of the maximum floor live load of 57 PSF. The maximum occupant load has been established as 30 based on owner/tenant request and approval by the building official (copy attached to permit). A 'Maximum Occupant Load Sign 30' is required to be posted adjacent to the main exit. Drinking fountain(s) are not required.
