Description |
(ALAVITA - 1ST STORY) Fire sprinkler system substitutes for 1-hr fire-resistance-rated construction. To create a 1,626 square foot restaurant tenant space on the 1st story of an existing historic building and a 606 square foot support kitchen in the basement. Work is to include a restroom accessible to the disabled, interior nonbearing walls, vertical sliding windows, a grease hood and grease duct, kitchen equipment, a walk-in cooler, dining booths, a bar, and finishes. The grease duct is required to have a listed 2-hr duct wrap assembly installed from the grease hood all the way to the exhaust fan on the roof. Support for the grease duct is required to comply with the approved ICC Evaluation Report. The rating of the duct wrap is required to be maintained at the support locations. At exterior locations, the grease duct assembly is required to be protected from the weather by a weather tight galvanized metal enclosure. Structural work includes new steel headers and jambs at new openings in a masonry wall and new steel beams to support a new roof top exhaust fan. Special inspection is required for welding. The amended Reciprocal Easement Agreement with covenants, conditions, and restrictions to allow fan coil unit condensers, a grease duct, a make-up air unit, a walk-in cooler condenser, and perhaps a grease trap to serve the 807 W. Idaho St. restaurant to be located on the Eighth and Main property is required to be finalized prior to granting a Certificate of Occupancy. The duct penetrations of the South exterior wall at the property line were approved as a code alternate by the Building Official and by the Fire Marshal. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The structural design and attachment of the new canopy is a deferred submittal item. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. **CJW**
