This permitted project is for the construction of a new 5494s.f. 2-story single family dwelling that is to have 3437s.f. on the main level and 2057s.f. on the upper level that extends over the 476s.f. shop area over behind the garage/shop area. For this permit the shop area will be treated as garage area. The dwelling also has an 1424s.f. attached side loaded 3-car garage. There is to be a scuttle to access the bonus type truss area over the garage which will require full drywall to separate the dwelling attic from any part of the garage / shop area. 5/8 type X gyp is required for the shop ceiling area. There is 402s.f.of patio area and a 187s.f. open air courtyard as part of the master suite. If there isa closet built into the wall of the theater room, an exit door from the theater room to the outside is required for egress per R310.
