(STARBUCKS) This building does NOT have a fire sprinkler system. To remodel an existing 1,617 square foot building for the existing restaurant tenant. Existing storefront glazing will be removed and replaced with a new 10’-2” wide by 7’-0” high glass garage door. Work is to include interior walls, gypsum board ceilings, millwork, and finishes. The existing restrooms are required to be maintained accessible to the disabled. Exit signs, interior emergency lighting, and exterior emergency lighting are required. At least 2 dining surfaces accessible to the disabled are required inside this building and at least 1 dining surface accessible to the disabled is required outside of this building. A new 300 square foot trellis will be constructed next to the existing building. Trellis work includes reinforced concrete footings, reinforced concrete pilasters with anchor bolts, steel columns with steel base plates, 2 x 12 wood beams, and 2 x 6 wood joists. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. **CJW**
