Description
(KENSINGTON APARTMENTS – ACTIVITY CENTER) The activity center building does not have a fire sprinkler system. The drawings are filed under BLD15-01107 in ePlanReview. To construct a 1,821 square foot assembly and pool equipment building to serve the occupants of an apartment complex. Work is to include concrete footings, concrete foundations, concrete slab on grade floors, 2 x 6 exterior bearing walls, shear walls and holdowns, an engineered truss roof system, fiber-cement board siding, manufactured stone veneer, asphalt/fiberglass shingles, exterior windows, exterior doors, interior 2 x 4 nonbearing walls, toilet rooms accessible to the disabled, interior doors, a gas fireplace, millwork, and finishes. This building is required to comply as Type V-A construction. This was the option chosen by the Architect to avoid parapets at exterior walls that are too close to Building Q. All exterior and interior bearing walls are required to be of 1-hr fire-resistance-rated construction. The roof/ceiling is required to comply as a 1-hr fire-resistance-rated roof/ceiling assembly. All openings, penetrations, and ducts are required to be properly protected. Special Inspection is required for soils and concrete. A 1-hr incidental use separation wall will be provided to separate the pool equipment room from the rest of the building. The design for the roof trusses is a deferred submittal item. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. **CJW**
