(CLAIRVOYANT BREWERY) This building does not have a fire sprinkler system. To convert an existing automobile repair garage to a brewery and tasting room. The building has a total floor area of about 3,309 square feet. A 42 inch high railing will separate the brewery area from the customer seating area. Work is to include interior nonbearing walls, 2 restrooms accessible to the disabled, one uni-sex restroom not accessible to the disabled, fixed counters, a bar, tables and chairs, walk-in coolers, a gypsum board ceiling and soffit with no occupancy (including storage) allowed above, and finishes. The back bar area will have an ice machine, floor sinks, a 3 compartment sink, a dishwasher, a handsink, etc. The brewery will have a brew kettle, barrels, keg storage, etc. Trenches will be cut through the existing concrete slab to accommodate new underslab plumbing drainage pipes, floor sinks, and floor drains. All equipment is required to be listed and labeled. All equipment is required to be installed and vented to the outside per equipment’s listing.
