(JJ SHAW OFFICE – HOUSE CONVERSION) (CUP15-00055, CVA15-00032, DRH15-00263) This building does not have a fire sprinkler system. To convert a 3,160 square foot (4,218 square feet including the basement) former single-family dwelling to an office. The most recent use was as an R-3 Occupancy bed and breakfast. All residential uses within the main building are required to be abandoned. This building has 3 stories and a basement. Work is to include upgrading an existing restroom to be accessible to the disabled to the maximum extent that is technically feasible. Exterior work includes a new concrete landing, concrete retaining walls, concrete stairway, a van accessible parking space, and a wheelchair lift at the back entrance. A handrail will be installed on each side of the existing front exterior stairway. The windows and door at the front porch will be removed to restore the porch to its historic appearance. Generally, according to the 2012 IEBC, if the building complies with the IRC (R-3 Occupancy) for egress, building height, number of stories, building area, exterior wall fire rating and opening protection, and shafts (i.e. 3 stories are allowed to be open to each other) then the building can be converted to a B Occupancy without any upgrades required to those features.
