**Project Man - Ron Hill** (ATHLOS HEADQUARTERS – PHASE 3 – TENANT IMPROVEMENT) (DRH15-00410 AND DRH15-00444) The fire sprinkler system is used for building area increase, story increase, and for fire area. To remodel a 107,066 square foot existing building (23,570 square foot basement, 21,864 square foot 1st story, 7,272 square foot 1st story mezzanine, 944 square foot 1st story mechanical mezzanine, 22,242 square foot 2nd story, 23,095 square foot 3rd story, and 8,079 square foot 4th story) to be used for offices and as a training facility for a charter school. The seismic upgrade and other structural changes were done under permit BLD15-03621 (Phase 1). The streetscape, exterior wall finishes, shade awnings, canopies, windows, trellis, etc. were done under permit BLD16-00049 (Phase 2).
Basement: Work is to include an insulated 1-hr fire-resistance-rated ceiling, insulated interior nonbearing walls, a 1-hr stairway shaft enclosure, two parking spaces accessible to the disabled, and new openings in an existing interior concrete wall with steel angle headers and jambs to accommodate new louvers. Occupancies include an S-2 Occupancy parking garage (93 OL), a B Occupancy digital press room (3 OL), S-1 Occupancy storage rooms (4 OL), and mechanical rooms (7 OL).
1st story: Work is to include interior nonbearing walls, a Men’s shower/locker room with one shower accessible to the disabled, a Women’s shower/locker room with one shower accessible to the disabled, four multi-user toilet rooms, steps at the change of elevation at the alley, interior windows, interior doors, millwork, and interior finishes. An interior open stairway will be constructed from the 1st story to the 1st story mezzanine. Occupancies include an A-3 Occupancy sports field (103 OL), an A-3 Occupancy sports court (102 OL), an A-3 Occupancy break room (174 OL), a B Occupancy weight room (17 OL), an A-3 Occupancy lobby and circulation area (114 OL), S-1 Occupancy storage and mechanical rooms (3 OL), and B Occupancy locker rooms (14 OL).
1st story mezzanine: Work is to include a new 262 square foot floor system suspended from the floor above, a new open interior stairway to the 2nd story, glass guards, interior nonbearing walls, 2 multi-user restrooms accessible to the disabled, 1 single-user restroom accessible to the disabled, interior doors, interior windows, millwork, and finishes. Occupancies include a B Occupancy open office area (19 OL), B Occupancy classrooms (128 OL total), accessory I-4 Occupancy child care (20), B Occupancy massage room and IT room (3 OL), and S-1 Occupancy mechanical rooms (4 OL).
2nd story: Work is to include interior nonbearing walls, 2 multi-user restrooms accessible to the disabled, an interior set of steps and an interior ramp at the change of elevation at the pedestrian walkway that connects across the alley to a parking garage, interior doors, interior windows, glass guards, millwork, and finishes. Occupancies include B Occupancy offices (240 OL) and S-1 Occupancy mechanical rooms (1 OL).
3rd story: Work is to include interior nonbearing walls, 2 multi-user restrooms accessible to the disabled, and interior doors. Otherwise, the 3rd story is a shell space and will not be occupied under this permit. Using the 3rd story as a lease space may be problematic since an unobstructed means of egress from the 3rd story and an unobstructed vertical route accessible to the disabled to and from the 3rd story is required. Based on 1 person for every 100 square feet the occupant load would be 224 occupants.
4th story: Work is to include interior nonbearing walls, 2 multi-user restrooms accessible to the disabled, 2 private toilet/shower rooms adaptable to the disabled, interior doors, interior windows, millwork, exterior decks, and finishes. Occupancies include four B Occupancy roof decks (124 OL total), B Occupancy offices (64 OL), B Occupancy breakroom (13 OL), a B Occupancy conference room (20 OL), and S-1 mechanical rooms (1 OL). CJW
