(ARBORETUM AT BARBER STATION – Building #3) CLUB & MULTI FAMILY-Permit to construct a new 14,850 square foot (2) story apartment / clubhouse. The first floor is about 7,635 square feet and the second floor is 7,215 square feet. This building is fully fire sprinklered with an NFPA 13 system to comply corridor reduction requirements. Scope of work includes: construct a new concrete foundation, construction of wood frame 2 story building, installation of interior non-bearing walls and bearing walls to create 6 individual units, new plumbing, new electrical, new mechanical, new insulation, new windows, new doors, and interior finishes in compliance with Chapter 8 of the 2012 IBC. Fire sprinkler inspection complete, fire alarm inspection complete, fire extinguishers are in place with current inspection tags, building knox box is located by the fire sprinkler riser room. Final life fire safety inspection passed/complete for TCO requested area's (Levels 1 and 2 of clubhouse, TCO authorized for life safety for 90 days per conversation with Scott Arellano) Doors exiting to pool area will be blocked to include exit signs over the doors. Temporary fencing will remain in place around the pool area until permanent fencing is installed.

Documents for building fire safety and evacuation were not available at time of inspection as per note number 3 of the Building Permit Fire Code Review (BPFCR) comments. Signage for fire department access and fire lanes not installed as per note number 6 of BPFCR. Fire extinguishers are installed in cabinets but fire extinguishers do not have current inspection tags which are required as stated in note 10 of the BPFCR. Emergency egress lighting not installed in corridor on level 1, no exit discharge lighting installed on the exterior of the building at the exit discharge landings, lighting needs installed as stated in note 19 and 20 of the BPFCR. Numerous electrical box covers missing at time of inspection, covers need to be installed and secure before final life fire safey inspection. No signage on stairwell with roof access, signage needs to be installed stating stairwell with roof access. Fire alarm inspection could not be completed, no fire alarm drawings or small documents provided at time of inspection. Concrete has not been installed for discharge landings around building for egress purposes, exit discharge sidewalks need to be in place for final life fire safety inspection. Fire sprinkler permit needs to finaled before completion of life fire safety inspection (FIR permit for fire sprinkler inspection was called in by a seperate party, not the installing contractor, installing contractor is responsible for calling in their final inspection when ready). Rooms with an A occupancy need to have maximum occupancy signs installed, no occupancy signs installed at time of inspection. Ceiling tiles used for heat collection for fire sprinklers not installed at time of inspection, ceiling tiles need to be in place for final life fire safety inspection.
