Plan modification 6/1/16 to make alterations to an existing habitable basement that will create 2 bedrooms, and an office. There is an existing full bath and laundry room to remain. All perimeter walls shall be furred out and min. R-13 insulation installed and sheetrock. New egress windows will be saw cut into the basement walls and egress windows with a min. u-value of 0.35 shall be installed. Window wells and ladders will also be installed per R310.2. Also rearrange the area (mud room) between the garage and the kitchen to incorporate the space into habitable living space. The widening of the garage opening needs revised engineering for the beam and wall bracing prior to approval by the City. **DAF** Scope of work is to remove existing carport and construct a 303 sq. ft. attached, uncondidtioned garage. Also, extend dining room area out to create a new family room. In addition, remove exterior wall in front of home in the kitchen area to creat a laundry room. Also, remove wall in living room also located in the front of the home to enlarge the living room. All windows that will be replaced shall comply with energy code and egress in bedroom(s). No work is being performed in the basement area. Electrical, plumbing and HVAC shall be pulled separately. Work will be performed per the approved plans, stamped engineering and local codes. **DAF**
