(BOISE CENTRE ON THE GROVE – PHASE III TENANT IMPROVEMENT – 1ST AND 2ND STORY – FORMER SUMMIT AUDITORIUM) (6-23-17 PLAN MODIFICATION TO CAPTURE SPACE WITHIN THE NEW SOUTHEAST STAIRWAY ON THE 1ST STORY TO BE USED FOR BICYCLE STORAGE. WORK INCLUDES AN EXTERIOR DOOR, A 1-HR FIRE-RESISTANCE-RATED ENCLOSURE OF THE BIKE STORAGE ROOM, WALL-MOUNTED BIKE HANGERS, AN ENLARGED EXTERIOR CONCRETE LANDING WITH CONCRETE STEM WALLS AND STEPS, STEEL EXTERIOR HANDRAILS, STEEL EXTERIOR GUARDS, ELECTRIC LIGHTS CONTROLLED BY VACANCY SENSOR, AND AN ELECTRIC UNIT HEATER. IF THE NEW DOORWAY WAS CUT AFTER THE MASONRY WALL WAS CONSTRUCTED, PROVIDE HEADER AND TRIMMER DETAILS TO THE STRUCTURAL INSPECTOR WITH SUPPORTING STRUCTURAL CALCULATIONS. CJW) The fire sprinkler system is used for fire area. Demolition work, including removing the tiered concrete slabs within the former audience seating area of the Summit Auditorium, was done under permit BLD16-03579. The 2nd story, shear walls, and the structural support for the new roof top air handling unit was constructed under superstructure permit BLD16-04004. Skylight openings and window openings on the 2nd story were also created under that permit.
To construct interior improvements within the 1st story of the former Summit Auditorium (8,075 square feet total work area including some adjacent areas). A Women’s restroom accessible to the disabled will be constructed (1 wheelchair accessible toilet stall, 1 ambulatory accessible toilet stall, 15 toilet stalls not accessible to the disabled, and 13 sinks). A Men’s restroom accessible to the disabled will be constructed (2 wheelchair accessible toilet stalls, 1 ambulatory accessible toilet stall, 8 urinals, and 10 sinks). A single-user assisted-use toilet room will also be constructed. Work is to include interior nonbearing walls, vertical folding partitions, suspended acoustical ceilings, suspended gypsum board ceilings, interior doors, and finishes.
To construct interior improvements within the new 2nd story of the former Summit Auditorium (7,668 square feet total work area including some adjacent areas). Work is to include 2 restrooms accessible to the disabled, interior nonbearing walls, interior doors, interior windows, full height window walls, suspended acoustical ceilings, gypsum board ceilings, gypsum board soffits, exterior windows, a retractable awning, an operable folding exterior glass wall, pavers on adjustable pedestals above a roof at the exterior patio, skylights, counters, and finishes.
The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 (including quick-response fire sprinkler heads within the work areas) and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department (including an emergency voice/alarm communication system). Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
