(CDMD PROPERTIES – OUTPATIENT MEDICAL CLINIC – NORTHEAST CORNER) (CZC17-00092) (9-22-17 PLAN MODIFICATION TO REMOVE THE DRINKING FOUNTAINS, ELIMINATE A STORAGE CLOSET TO EXPAND AN OFFICE, AND REMOVE A DOOR TO THE LAB. THE RECEPTION DESK MUST BE MAINTAINED ACCESSIBLE TO THE DISABLED AS ORIGINALLY APPROVED. BECAUSE THE OCCUPANT LOAD DOES NOT EXCEED 30, DRINKING FOUNTAINS ARE NOT REQUIRED.) This building does not have a fire sprinkler system. The building shell was constructed under permit BLD06-02311 but was never occupied. To complete a 1,576 square foot tenant space to be used as an outpatient medical treatment facility. Interior 1-hr fire-resistance-rated property line walls (i.e. 1 layers of 5/8” Type “X” gypsum board on each side of each wall – two walls total), 1-hr fire-resistance-rated roof-ceiling assembly used in lieu of parapets (i.e. 2 layers of 5/8” Type “X” gypsum board ceiling), and 1-hr fire-resistance-rated walls supporting the fire-rated roof structure (i.e. 1 layers of 5/8” Type “X” gypsum board on the inside) are required to be completed in compliance with the 2012 IBC. Additional work includes an interior concrete slab on grade, a new exterior storefront door with a new header above, 2 restrooms accessible to the disabled, interior nonbearing walls, interior doors, millwork, and finishes.
