(ZEPPOLES BAKERY CAFÉ – SOUTH END OF BUILDING) The building does not have a fire sprinkler system. To remodel an existing 1,934 square foot tenant space to be used as a restaurant. Work is to include interior nonbearing walls, suspended acoustical ceilings, gypsum board soffits, food preparation equipment, millwork, and finishes. A 2-hr fire-barrier-wall is required to separate this tenant space from the rest of the building. Cooking operations that create grease laden vapors are not allowed within this tenant space. The existing toilet rooms that formerly served only the adjacent tenant space located on the North side of Zeppoles will be changed to be a 308 square foot common toilet room core area serving both Zeppoles and the adjacent North tenant space. The common core toilet room area will have its own exit directly to the outside. The existing toilet rooms are required to be maintained accessible to the disabled as defined by the 2003 IBC. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. **CJW**
