(CENTRAL POINTE APARTMENTS – BUILDING H – UNITS H1, H2, H3, H4, H5, H6, AND H8 – FIRE REPAIR) This apartment building does not have a fire sprinkler system. To repair 7 residential apartments damaged by fire located on the 1st and 2nd stories of an existing 8 unit residential apartment building having a total floor area of about 6,105 square feet (3,140 square feet 1st story and 2,965 square feet 2nd story). This building has 4 dwelling units per story. Only unit H7 on the 1st story was not damaged. Demolition work includes removing interior drywall, exterior siding, fire damaged studs, fire damaged trusses, roof sheathing, etc. An inspection is required by a Boise City Structural Inspector before any structural members are demolished. To repair the apartment building based on the original drawings. Existing construction in compliance with the 1970 UBC is allowed to remain. New construction is required to comply with the 2015 IBC. The existing concrete footings and concrete foundations will remain. Work is to include the repair of exterior and interior bearing/shear walls, 1-hr dwelling unit separations (horizontal and vertical), 1-hr walls supporting the 1-hr floor between the 1st and 2nd stories, insulation, drywall, exterior siding, stairway, stairway separated from the rest of the building as a 1-hr corridor, windows, doors, engineered trusses, draftstops, roof sheathing, roof shingles, etc. New work is required to comply with the 2015 IBC, with the plan review report, and with all other applicable codes and ordinances.
