(BEAR ISLAND BREWING – TASTING ROOMS AND EMPLOYEE WORK AREA) (CUP17-00078) This building does not have a fire sprinkler system. To remodel an existing 3,865 square foot building to be used as a bar. This permit is intended to establish a Certificate of Occupancy for the 2,452 square foot remodel area and for the 1,413 square foot future brewery to be used as an employee work area. A separate permit is required for the 1,413 square foot future brewery before it can be used as a large-scale brewery. Meanwhile, that space is allowed to be used as an employee work area. It is not approved for public use. Work is to include interior nonbearing walls, 2 toilet rooms accessible to the disabled, new interior side-hinged swinging doors, an insulated 514 square foot walk-in cooler with an interior side-hinged swinging door, a bar, back bar equipment, new exterior doors, an exterior folding garage door, a fixed panel exterior door to match the folding garage door, and R-30 insulation installed below and up against the underside of the existing roof deck having existing minimum R-20 continuous insulation installed on top of the existing roof deck. A new equipment enclosure at grade surrounded by a 6 foot tall chain link fence will be created. A new 1,351 square foot exterior patio at grade surrounded by a 6 foot tall cedar fence will also be created. Structural work includes enlarging an existing door opening in an interior masonry bearing wall (steel lintel, tube steel columns to resist out of plane lateral loads, steel attachment plates, and masonry anchors) and creating a new opening in an existing wood stud bearing wall (wood header, trimmers, and king studs). Special Inspection is required for welding and for anchors post-installed in masonry or hardened concrete. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **CJW**
