IN ADDITION, TO REPLACE A PORTION OF THE EXISTING WOOD STAIRWAY BETWEEN THE 1ST STORY AND THE 2ND STORY WITH A NEW STEEL STAIRWAY. STRUCTURAL WORK INCLUDES TUBE STEEL COLUMNS, STEEL ANGLES, TUBE STEEL STRINGERS, 3/16” THICK METAL PAN RISERS AND TREADS, 3/16” THICK METAL PAN LANDINGS, AND STEEL PLATE COLUMN CAPS. SPECIAL INSPECTION IS REQUIRED FOR SOILS, CONCRETE, WELDING, AND FOR ANCHORS POST-INSTALLED IN HARDENED CONCRETE OR MASONRY. THE MARBLE FINISH MATERIALS FROM THE DEMOLISHED ORIGINAL STAIRWAY BETWEEN THE 1ST STORY AND THE 2ND STORY WILL BE SALVAGED AND RE-USED WITH THE FORMER RISE AND RUN OF THE STAIRWAY DUPLICATED. TREAD RISES AND RUNS THROUGHOUT A FLIGHT ARE REQUIRED TO BE UNIFORM. THE LENGTH OF STAIRWAY FLIGHTS WILL BE ADJUSTED FROM WHAT WAS FORMERLY APPROVED. A MINIMUM HEADROOM OF 6 FEET 8 INCHES AT THE STAIRWAYS IS REQUIRED TO BE MAINTAINED.) (7-19-19 PLAN MODIFICATION TO RECONFIGURE THE NEW BASEMENT STAIRWAY AND TO CREATE A STORAGE ROOM ABOVE AND A STORAGE ROOM BELOW WHERE THE FORMER STAIRWAY WAS LOCATED.) The fire sprinkler system is used for building height and story increase. To expand an existing 1,551 square foot restaurant by about 362 square feet into an adjacent building common area on the 1st story. This restaurant is being converted to an A-2 Occupancy. The dining area will be expanded by about 293 square feet and the kitchen will be expanded by about 69 square feet. After the expansion, this tenant space will have a total floor area of about 1,924 square feet (1,049 square feet dining and 858 square feet kitchen). The tenant expansion requires that a basement stairway be demolished and re-constructed to connect to the 1st story building common area on the opposite side of the elevators. Stairway work includes concrete footings, 1-hr bearing walls, a new beam, stairway stringers, landings, and guards. All joist hangers are required to be oriented per the manufactures installation instructions. A compliant egress system is required to be maintained from the basement during construction as required by the Fire Department. Restaurant work includes interior nonbearing walls, a relocated egress door, relocated glazing, guards, and relocated kitchen equipment. The existing atrium enclosure with glass and fire sprinkler heads is required to be maintained in compliance with former approvals. Both of the required exits that serve the existing hostel located on the 1st story on the South side of this tenant space are to the outside at grade. One of those exits also serves as an accessible route. The hostel will lose its interior access to the building elevators and its interior access to the building toilet rooms. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
