(2 PERMITS IN EPLAN UNDER BLD19-01478) (PARK PLACE APARTMENTS - APARTMENT BUILDING - NEW BUILDING) (PROJECT MANAGEMENT - ANGIE BROSIOUS) (DRH19-00093) (CFH19-00029) (8-12-20 FORMERLY, AN IMAGINARY PROPERTY LINE WAS CONSIDERED BETWEEN THE GARAGE BUILDING AND THE APARTMENT BUILDING. THE BEARING WALLS OF THE APARTMENT BUILDING NEXT TO THE IMAGINARY PROPERTY LINE WERE REQUIRED TO BE CONSTRUCTED OF FIRE-RETARDANT-TREATED WOOD AND TO HAVE A 2-HR FIRE-RESISTANCE-RATING WITH FIRE EXPOSURE FROM EACH SIDE. THE APARTMENT WALLS NEXT TO THE IMAGINARY PROPERTY LINE WERE NOT CONSTRUCTED THAT WAY. THIS PLAN MODIFICATION TO CHANGE THE MASONRY WALLS BETWEEN THE GARAGE AND THE APARTMENT BUILDING TO A 3-HR FIRE-RESISTANCE-RATED FIRE WALL. ACCORDING TO THE PROJECT STRUCTURAL ENGINEER, THE POST-TENSIONED CONCRETE SLABS THAT WILL SUPPORT THE 3-HR FIRE WALLS HAVE A 3-HR FIRE-RESISTANCE-RATING. THE FIRE WALL IS REQUIRED TO EXTEND AT LEAST 30 INCHES ABOVE THE HIGHEST PARKING GARAGE FLOOR WITH THE WALL OF THE APARTMENT BUILDING RATED FOR AT LEAST 1-HR FROM BOTH SIDES ABOVE THAT AS AN INTERIOR BEARING WALL EXPOSED TO THE WEATHER. ETC. The fire sprinkler system is used for building area increase, for story increase, for occupancy, for code alternate, and for fire flow and is required to comply with NFPA 13 as a wet system. To construct a residential apartment building having a total floor area of about 262,198 square feet (52,555 square feet 1st story, 52,482 square feet 2nd story, 52,387 square feet 3rd story, 52,387 square feet 4th story, and 52,387 square feet 5th story) and having a total of 237 residential dwelling units. This building wraps entirely around a parking garage constructed under permit BLD19-01478. All dwelling units are required to comply as Type B dwelling units with at least 5 units also required to comply as Type A dwelling units. Work is to include concrete footings, concrete foundations, concrete slabs on grade, interior concrete ramps on grade, exterior concrete ramp on grade, 1-hr interior wood stud bearing walls, 2-hr exterior walls with fire-retardant-treated wood studs and sheathing, 2-hr stairway enclosures, 3-hr fire walls, 2-hr exit passageways, 1-hr corridors, 1-hr floor-ceiling assemblies and 1-hr roof-ceiling assemblies with wood trusses and wood sheathing, an open stairway with steel cable guards, fiber cement siding, brick veneer, stucco, exterior windows, metal awnings, and a membrane roof covering. Minimum R-25 insulation will be installed on top of the roof decks. Blown-in insulation will be installed to entirely fill the concealed combustible spaces within roofs and floors to avoid fire sprinklers being required within those spaces. Work related to the wood decks and boardwalks over retention ponds at grade include concrete footings, concrete retaining and support walls, steel piles, steel beams, wood joists, wood decking, and steel cable guards. Special Inspection is required for soils, concrete, fire stopping, fire resistance, EIFS, seismic resistance, wind resistance, wood diaphragms, metal plate connected wood trusses, and steel construction (including bolting and welding). Footings located near stormwater swales are required to be located far enough away from the stormwater swales and to be located deep enough so that the ability of the footings to support the design loads within the design settlement limits is not affected by water in the stormwater swales. A separate permit is required for the swimming pool. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
