**2 PERMITS UNDER EPLAN BLD19-02945** (THE VANGUARD - TYPE IA PODIUM) Note: This project to be constructed under City Code 9-3 Special Design Standards for Type V Construction code. // 02-18-20 DEFERRED SUBMITTAL FOR GEOPIERS. JAR // Permit to demolish the existing building and construct a 21,547 sq ft, 3-story Type IA podium of a new 56,538 sq ft 8-story mixed-use multifamily residential project with ground floor retail and structured parking. The Type VA residential building above podium is constructed under BLD19-02946. Work to include: demolition of the existing 7,676 sq ft building; grading and sitework for the new structure; construction of concrete foundation, structural steel, and PT concrete slab; installation of interior non-bearing walls and bearing walls to create 22 individual dwelling units; new plumbing, electrical, mechanical, insulation, windows, doors, and interior finishes in compliance with Chapter 8 of the 2015 IBC. Special inspections required per the attached Form 310. Special Inspection survey required to verify low point of grade at beginning of construction, building height of top floor at framing stage and at final construction. Deferred submittals as listed on G0.01. Approval contingent upon adhering to the approved plans on file and attached engineering. This building will be sprinklered with a fully compliant NFPA 13 and NFPA fire alarm system to comply with the 5 story wood construction ordinance, allowable area increase, and story increase. **JAR**
