(ADAMS RESIDENCE – ROOF JOIST STRENGTHENING) (4-13-20 PLAN MODIFICATION TO CHANGE THE SUPPORT AT EACH END OF THE STRENGTHENED ROOF JOISTS TO ACCOUNT FOR THE ACTUAL BEARING CONDITION. TIMBER LEDGERS WILL BE INSTALLED. THE EXISTING JOISTS WERE ALSO FOUND TO BE 11-7/8” DEEP INSTEAD OF 14”. THE WORK IS REQUIRED TO COMPLY WITH THE REVISED STRUCTURAL DESIGN AND ANALYSIS.) This building does not have a fire sprinkler system. This building is 2 stories tall. Each story has a floor area of about 930 square feet (1,860 square feet total building) and a total occupant load of 9. To strengthen four existing roof joists that became overloaded when three 2 foot by 5 foot skylights were installed prior to 2003 without a permit. Existing joists were cut with headers installed to transfer the load to adjacent joists which caused excessive deflection and water ponding on the roof. Work is to include removing ceiling gypsum board, removing the roof insulation between joists, installing 20 foot long structural steel C-channels with 2” x 12” wood spacers bolted to existing roof joists, installing 3” x 8” wood extensions bolted to existing roof joists to transfer loads to the existing bearing walls, re-installing roof insulation between joists, and installing ceiling gypsum board. Since the roof was not vented to the outside with cross ventilation for each joist space as required by the code in effect when this building was constructed, joist cavities shall be evaluated for excessive moisture, dry rot, mildew, and mold. Mitigation is required if evidence of excessive moisture is discovered. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The 1-hr property line walls are required to be maintained. This is a scope of work permit. This permit does not establish a Certificate of Occupancy. Existing occupancy is still valid. **CJW**
