WORK INCLUDES CONCRETE RETAINING WALLS, FILL MATERIALS, A CONCRETE SLAB, CONCRETE RAMPS, A CONCRETE STAIRWAY, AND HANDRAILS. THE FLOOR AREA OF THE 1ST STORY IS ACTUALLY ABOUT 1,186 SQUARE FEET.) This building does not have a fire sprinkler system or a fire alarm system. To convert a former 1,239 square foot dwelling unit located on the 1st story of an existing 2 story building to a preschool for children. By order of the Building Official, the former 2nd story is not allowed to be occupied for any use including living, storage, office, meetings, or anything else. An existing garage located next to the alley will be demolished. The maximum number of children allowed by the Planning Division is 20. No food preparation or handling of food is allowed within this tenant space. Food items consumed on site will be pre-packaged/prepared off-site. Interior work includes a single-user toilet room accessible to the disabled per adult dimensions, a single-user toilet room accessible to the disabled per child dimensions, interior non bearing walls, millwork, and finishes. No bearing walls are allowed to be removed without providing adequate headers or beams to collect and transfer the loads.
