(FIREFUSION STUDIO – 1ST STORY AND BASEMENT) (CZC20-00006) (7-8-20 PLAN MODIFICATION TO ELIMINATE THE FORMERLY PROPOSED FOUR (4) FLOOR DRAINS WITH 4” DRAIN LINES IN THE BASEMENT AND TO PROVIDE THREE (3) WASTE LINE STUBS WITH 3” DRAIN LINES FOR FUTURE PLUMBING FIXTURE CONNECTIONS IN THE BASEMENT ALL DRAINING TO A SUMP PIT AND PUMP IN THE BASEMENT.) This building does not have a fire sprinkler system. To remodel an existing 6,943 square foot building to be used as an art gallery, art studio, retail sales on the 1st story, and storage and art studio in the basement (3,503 square feet 1st story and 3,440 square feet basement). Studio spaces on the 1st story will contain hot work operations including cutting, welding, grinding, kilns, and other similar activity. Work is to include lowering the basement floor level (new concrete perimeter retaining walls and new concrete slab on grade), a basement wall infill at an existing vault under the city sidewalk, new concrete footings, new steel columns with steel base plates and column caps, two new basement stairways, 1st story floor infills, interior nonbearing walls, two toilet rooms accessible to the disabled, roof structural upgrades to support new roof top HVAC equipment, new windows in existing openings in the North and West walls, re-pointing existing masonry walls, a new steel awning over the West exterior door, millwork, and finishes. Special Inspection is required for soils, concrete (including anchors post-installed in hardened concrete), and steel (including welding). The existing mezzanine, stairways, elevator, and toilet rooms will be demolished. The design for upgrading the South building entrance to be code compliant is a deferred submittal item. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances.
