This project encludes: the removal of interior walls to to create an open retail space, the construction of a second story (mezzanine) inside the existion space for use a storage, office and break area. Cutting new openings in existing walls, one for door to parking lot, one into the ajacent space in the building. Includes associated finish work. The mezzanine is considered a 2nd story to keep the building under the allowable area. The occupant load of the 2nd story is less than 10. If the areas use is changed and additional exit or exit access may be required. A density reduction survey has been recorded to combine the property from the north wall of the building to a line 100 ft. south. That south property line falls on an existing property line wall.
