To construct approximately 129 feet of new non-bearing walls to create a new eating / food preparation tenant space of 2,431 sq. feet within a previously established 10,438 sf dining / bar / meeting room tenant area. This tenant will use existing kitchen as part of tenant space. PER BLD1045682, THE BASEMENT IS NOT APPROVED FOR ANY USE BUT SERVICE OF THE BUILDING - NO STORAGE OR OCCUPANCY APPROVED - HAS ONLY ONE EXIT. ENTIRE BUILDING, INCLUDING BASEMENT WAS TO BE SPRINKLED FOR 1-HOUR CONSTRUCTION SUBSTITUTION. Remaining 8,007 sf will be vacant and require separate application, plans & approvals before any use or work can occur. Work to include stud wall construction with 5/8", firecode sheetrock covering; relocation of existing bar to create serving area and counter seats; office area; new walls forming a hallway to the existing common restrooms with 20 minute door assemblies leading from the hallway to the empty future tenant areas in anticipation of need for future rated exit corridor; clean-up & repair within the kitchen area per health department requirements; modifications of sprinkler/alarm systems as per the Fire Dept. field review & inspection.
