To convert a 7,124 sq.ft. warehouse/retail building into two separate buildings by using an existing 10" CMU wall as a two hour Area Separation wall. Building #1 to be used as a youth center of 3,915 s.f. for a dance hall, snack bar, band platform & restrooms. This is an "A-3 Occupancy", Occupant Load of 299 Maximum. Building #2 has 3,209 s.f. and will be used as professional services & offices for counseling & assisting youth meet life's challenges with accessory use areas. This building is a "B" occupancy. Work to include construction of two, new, accessible restrooms; accessible new entrance; accessible snack bar area; accessible area of refuge at required second exit & band platform for Building #1 Building #2 will basically continue as currently existing, only upgrades being to provide accessible route from exterior to interior spaces with signage at exterior to direct persons to accessible entrance and on interior at non-accessible restrooms directing persons to location of accessible restrooms. All per approved plans notes and attached plan review comments. INDIVIDUAL CERTIFICATE OF OCCUPANCY REQUIRED FOR EACH BUILDING TENANT SPACE.
