SHORELINE APARTMENT * Section 1 of 2, east section * (A two hour area separation wall divides this 54 unit apartment building into two separate buildings). This portion is 3 stories with mezzanine, wood framed, 31,329 ft/2, 36 unit apartment building above a three hour occupancy separation meeting the requirements of UBC Section 311.2.2.1.
Section 2 of 2, west section portion is 3 stories with mezzanine, wood framed, 15,9400 ft/2, 18 unit apartment building, above a three hour occupancy separation meeting the requirements of UBC Section 311.2.2.1.
The parking garage is 17,700 ft/2, with a three hour occupancy separation per UBC Section 311.2.2.1. below a 54 unit apartment building. The exterior openings meet UBC Section 311.9.2.2 for open parking garage ventilation requirements. The north wall of the existing apartment building is a four-hour area separation wall, with openings, which does not meet the "Building Separation" for fire-flow reduction requirements referenced in UFC Division III, Appendix III-A:4.2 from the now attached existing structure.
The entire facility, requires fire protection, which includes an NFPA 13-1999 system in the parking structure. The residential apartments shall be designed to the minimum standard of NFPA 13R-1999. Also included is the installation of a Class 1 Standpipe System, installed in all exit stairwells, meeting the minimum design requirements of NFPA 14-1999. All required per the UFC, and as regulated by the Fire Department.
Underground fire line installation was permitted under: FIR01-00322. Building parking garage level is attached to permit BLD01-00011. East Apartment Section 1 of 2, is under building permit BLD01-00808. West Apartment Section 2 of 2, is under building permit BLD01-00809. (JWA)
