Description |
The fire alarm system was existing for sprinkler monitoring, HVAC shutdown, notification in portions of the building, elevator recall and shutdown and door hold-opens. The remodel that is occurring involves the entire building, so all areas are to be checked for compliance and brought up to code.
The associated building permit (BLD 03-00830) is to remodel an existing 18,348 square foot building (5,565 square foot basement, 8,006 square foot first floor, 4,777 square foot second floor) for a new bar. Existing historic construction is regulated by the 1994 Uniform Code for Building Conservation (UCBC). New construction shall comply with the 2000 International Building Code (IBC). All restaurant and kitchen uses are being abandoned. Work is to include a new structural moment frame, a new stairway from the basement to the first floor (stairway enclosed in a shaft), two new stairways from the second floor to the first floor, floor modification on the first and second floors, a restroom accessible to the disabled, and interior nonbearing walls all per appproved drawings, engineering, and plan review report on file. The fire sprinkler system shall comply with NFPA 13-1999 as regulated by the Fire Department. The building is fire sprinklered for story increase and because the fire area exceeds 5,000 square feet and the occupant load exceeds 300. **CJW**
