(JEMS PROPERTIES TRIPLEX BUILDING #4 - APT #101, 201, 301) To install a fire life safety NFPA 13R system to prevent flashover (total involvement) in the room of fire origin, where sprinklered, and to improve the chance for occupants to escape/evacuated required for building "story" increase per the 2000 IBC, in a new 3,375-ft/2 three story, triplex. This work does not include the underground supply. Separate permit required for fire service underground with multiple lead-in work. The first floor is two bedrooms and two baths, at 1,186-ft/2, the second floor is two bedrooms and two baths with a 1,186-ft/2 and the third floor is one bedroom and one bath with 816-ft/2. System shall be equipped with an alarm initiating device connected to an alarm system and an outside annunciating devise. All fire sprinkler work and related, which includes dual service underground water supply, the system backflow prevention device (provided by others), shall be per NFPA 13R, approved plans, engineering/red-lining and attached review comments, under direction of the Fire Chief.
