Description
Bella Plaza Office Building (shell & core) - To build a new 87,750 square foot, six story office shell and core building and related site improvements. This building is constructed of a concrete foundation, steel structural frame, concrete on pan deck floors and metal roof deck. This building will contain primarily office occupancies with a fully sprinklered 4,950 square foot bank drive-thru. This is a shell and core permit only. No occupancy is allowed under this permit. Separate tenant improvement permits will be required to finish this building for occupancy. The fire sprinkler system is being used for area increase. All fire sprinkler underground & overhead system , Booster Pump and standpipe work shall comply with the IFC 2003, the attached review comments/conditions, as regulated by the Fire Chief. The review comments/conditions, permit and fire "Inspection Card" are required to be on site as a condition of this work, to provide witness of compliance verification of minimum code. The contractor will also install the underground fire service supply install under this permit (See FP-6). This fire permit is attached to building permit: BLD09-00628. This is a shell and core permit only. Separate tenant improvement permits are required to finish this building for occupancy.

Fire pump acceptance testing completed including manual and automatic starts/stops, flow testing, performance curve, pump and jockey controller testing, timed run, phase reversal, and roof top flow test. Mfg. rep to fax field and shop curve data as discussed. Contractor to change out black steel pipe in the sensing lines for non-corrosive as required, also need to separately pipe the relief valve drain to its own termination point. Noted ball vavles for isolation of the jockey pump have been used in place of the recommended gate or butterfly type, sensing line configuration slightly differs from NFPA 20 figures, noted two pluged outlets on the eccentric reducer.

The second same day visit for fire pump testing is not ready for inspection due to leakage at the pump gasket and packing (allowed 25 minutes for contractor to make the necessary repairs which could not be completed while on site), incorrect pump motor rotation, jockey pump rotation not yet verified, concentric and eccentric reducers are installed at the incorrect locations, all sensing line piping shall be non-corrosive, it shall be the contractors responsibility to pre-test the system and it's components prior to scheduling acceptance testing per requirements of NFPA 20.
