Description
This is a new required fire alarm system in a new senior residential apartment complex and assisted living center. The fire alarm system includes common area and residential smoke detectors alarm notification interface with nurse call system fire smoke damper control. Sprinkler system and HVAC system monitoring, elevator recall and door hold open release. In-Duct smoke detectors are not installed in lieu of corridor smoke detection. This building is fully sprinklered for allowable area increase & compliance with occupancy use group. To construct a 1-hour fire-resistive, three story, 69 unit (26 units > 800 sq. ft.), multi family residential facility, separated from adjacent 'A2' Dining/common use area by a 2-hour fire wall to allow review of this portion as a stand alone structure for area & construction type. The fire alarm panel manufacturer, phone lines and supervision of NAC 4 and NAC 5 were verified. The smoke detector in the facp room and down the corridor as marked on the plans were tested. I found that the smoke detector and audio/visual were both overspaced from the end of the corridor. Also a NAC panel has been added in the facp room. Plans need to be resubmitted showing the new NAC. The facp was in trouble due to missing monitor modules at the roof top units. I went over requirements with the owner, building contractor, electrical contractor and fire alarm contractor.
