Description
The Fire Sprinkler Scope of work consists of a new 13D system protecting a two-story live work unit. The system has a 1" supply and is equipped with a 1" meter. The 1¼" riser has a 1¼" backflow. The piping is CPVC except for below the backflow preventer.

Plan Mod Scope:
Change all piping on lower level from CPVC to Steel due to elimination of a ceiling.


(live/work unit 26) To construct a 2000 Sqft. two story, Live/Work unit (Townhouse) on a zero lot line. The First story includes a 756 Sqft. non-residential use, operated by the tenant and shall comply with section 419 of the 2007 International Building Code Supplement. The first story also has a 36 Sqft. covered porch, an 89 Sqft. covered patio, and a 464 Sqft. attached two-car garage. A maximum of five non-residential workers or employees are allowed to occupy the non-residential area at any one time. The second story includes a 1244 Sqft. two bedrooms, two bathrooms, dwelling unit with an 89 Sqft. balcony. The dwelling unit shall comply with the 2006 International Residential Code for a Single-family townhouse dwelling. This building shall conform to section 903.3.1.3 of the 2006 IBC. An automatic sprinkler system shall be installed throughout in accordance with NFPA 13D. All NFPA 13D systems shall be equipped with an alarm-initiating device commonly referred to as a flow switch, and an outside alarm-indicating device. A Fire Sprinkler Permit is required prior to beginning any fire sprinkler work. "This lot is within a Floodplain area. An elevation certificate is required to be submitted to and approved by Jim Wyllie, Public Works Department, prior to calling for a framing inspection." There were no approved plan on the job site. There was missing escutcheon and two sprinklers were blocked by exposed duct work.

The piping changes have been addressed by tim frost and per mike a lintel is being installed to separate the shower from the restroom. Sprinkler piping can be covered.

Resubmittals are required due to pipe routing and sizing that differs from the approved plans. One pendant on the second floor needs to be relocated since it exceeds 8' from the kitchen wall. There is shadowing in the second floor bathroom. An additional head will be required or a lintel/soffit installed as discussed.
