This project was originally reviewed under permit FIR09-00707. Phase II of this project is being broken out from Phase I for inspection purposes. The review for FIR09-00707 is attached to this review for reference.

This project has been separated into two permits to facilitate inspections. However, this review encompasses both phases. Phase I is under permits BLD09-00980 FIR09-00707. Phase II is under permits BLD10-00031, FIR10-00236

Plan Mod Scope:

Adding, four sprinklers to remote area four and one sprinkler to remote area 2. New hydraulics were provided.


Fire Work Scope:

The Fire Sprinkler Scope of work consists of renovating an existing fire protection system to accommodate new wall and ceiling configuration. The existing fire protection system will be extended to provide sprinklers in two new additions. The fire protection consists of above and below protection. There are two levels in this building each level has a separate riser. The construction has been divided into two phase. The entire building is to have fire protection. In most of the existing areas, the sprinklers are being changed to quick response type.

Hillcrest Country Club - Phase I Addition and Remodel - Phase I includes remodel of the entire building on the west side of the fire wall, plus 750 square feet on the east side of the fire wall (everything west of grid line S). To demo and remove the structure at the Garden Court areas. To demo and removed most of the interior partitions, ceilings and finishes, except at Mech/Elect Room #124 and the stairways. Demo and remove a large portion of the west exterior wall, planters and exterior stairways. To construct a new 4,150 sq. ft. basement and 3,875 sq. ft., wood framed first floor addition on the west end of the existing club house building. To construct new covered patio and entry areas. To refinish the interior to include new men's and women's lounges, showers, locker rooms and restrooms, new golf shop, fitness area, kitchen and bar/dining area. There is a two-hour, masonry firewall constructed at grid line Q. The area of the Phase I project is 18,900 square feet with a 11,900 square foot basement. This building is fully fire sprinkled. The sprinklers are used for area increase. The area on the west side of the firewall is 18,150 sq. ft. with an 11,900 sq. ft. basement; the area on the east side of the fire wall is 21,710 sq. ft. with a 1,535 sq. ft. basement. This permit is for Phase I of the project only. A separate tenant improvement permit will be required to finish Phase II. All construction per the approved plans and attached comment list. JCM

Rough-in of the sprinkler piping mostly passed. See the city approved plans for phase II where there are some small areas not yet complete. Insulation needs to be repaired in the existing areas and the insulation needs to be installed in the new areas. I noted atleast two areas created by beams and ducting where additional sprinkler piping will be needed or non-combustible insulation could be added. Insulation will need to be verified prior to a approval for cover being given.
