The Fire Sprinkler Scope of work consists of removing portions of the existing ordinary hazard II system and replacing it with Class III high piled storage. The storage will be non-encapsulated office furniture WITHOUT plastic covering, based on double row racks, 16’-6” high storage, with 4’ aisles on wood pallets without solid shelves. The remainder of the system will continue to be ordinary hazard II. The protected area is approximately 21,000 Sqft. The existing 6” underground, 6” backflow preventer and 6” riser will be reused.

Plan Mod Scope:
Plan reviewed for ballooned areas only. A new soffit was added. Protection below the canopy was revised due to field conditions. Three new offices we dropped ceilings were added. The supply was changed to the opposite side for the mezzanine. Protection was added below overhead doors. The hydraulic calculations do not seem to have been adversely affected by the changes.


Building Department Scope:

This building is required to be fire sprinklered for building area increase, for story increase, and for fire area. To remodel an existing building for new retail sales and warehouse tenant. After the remodel, this building will have a 16,814 square foot 1st story and a 3,860 square foot 2nd story. Work is to include a single user restroom accessible to the disabled, a roll-in-type shower and a locker room accessible to the disabled, a new stairway to serve the second story, a new floor structure next to the new stairway, new exterior walls, exterior windows, exterior doors, interior walls, interior wall infill’s, and interior finishes. This permit also includes removing about 11,500 square feet of the floor of the existing second story and demolishing and rebuilding the long narrow section of building parallel to and adjacent to Americana Boulevard. Structural work includes new openings in existing masonry walls, shear walls, bearing walls, window headers, roof joists, column splice connections, and pilaster patching. This permit does NOT include the installation of storage racks. A separate permit for high rack storage is required. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. Planning approval done under DRH10-00142. **CJW**--TF--
