The Fire Sprinkler Scope of work consists of selective adding and relocating sprinklers for a bar, restaurant and banquet area new tenant. The new tenant will occupy part of the first floor and part of the basement. The new sprinklers will be armed over from the existing piping. The existing system is apparently supplied by 6” underground with a 4” riser and 4” backflow preventer. Quick response sprinklers are being utilized through out the first floor tenant space.

Contractor’s Note: Scope of Work
The fire protection scope of work does not seem to correlate with the building department scope of work (The following areas should have been included: service, supply, basement and green rooms to outside exit). This review is based on the scope of work indicated in the fire protection drawing and sprinkler application.

If the fire protection scope of work does not correlate with the building department, scope of work than a Certificate of Occupancy may be held and not granted until all work within the building department scope of work is verified. New drawings showing all the sprinklers within the building department scope of work are required to be submitted and reviewed.



Building Department Scope:

Fire sprinklers used for story and area increase. To combine two restaurant spaces into one 5,265 square foot bar and restaurant (4,270 square foot 1st story and 1,095 square foot basement). The basement is approved only for office and storage use, not assembly. The “Green Room” is NOT approved for public assembly. Work is to include interior nonbearing walls, a staff restroom accessible to the disabled, new exterior door, new exterior windows, new interior doors, millwork, and finishes. The public restrooms and the grease hood were installed under permit BLD04-01146. Structural work was done under permit BLD10-02918. All work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. **CJW**
