The Fire Sprinkler Scope of work consists of removing pendent sprinklers for a new TI where the upright sprinklers will remain. Some branch lines will be reworked to correct spacing issues. New pendent sprinklers will be added to an office area and breezeway. NOTE: The dry system is intertwined with the wet system. This is change in occupancy so the system must meet current code requirments. The majority of the piping is existing without any changes.

The owner’s certificate indicates there will be NO storage above 12’. The system is NOT designed for high pile storage (storage > 12’)



Building Department Scope:

(NAC) Remodel changing occupancy from assembly use to a new Retail use with some storage and a Animal Pharmacy/Clinic in a 22,555 sq.ft. space within an existing shopping center building. Work to include: Demolition work of previous tenant interior walls, fixtures, floor finish, and doors per plans; Construct an interior tenant demising wall (1-hour Fire Barrier) per plans; install a new insulated overhead door in the rear of the building; construct new interior stud frame partition walls to create a storage room, fully accessible mens and womens restrooms, janitor room w/ mop sink; new doors and associated hardware; install an accessible Hi-Lo drinking fountain; construct interior stud frame partition walls to separate the waiting room, exam rooms, office space, treatment room, surgery room, and adoption center room in the Animal Pharmacy/Clinic portion; install accessible compliant counters/cabinetry and plumbing fixtures; installation of suspended ceiling system with related interior finishes in compliance with chapter 8 of the 2009 IBC; installation of point of sale counters; construct a new vestibule; construct stud frame partition walls for dressing rooms; remove select existing roof top units and install (5) new roof top units; patch and repair roof as necessary; lighting, mechanical, and plumbing work. All work per the approved plans, attached plan review report, Engineering, and all adopted codes.NOTE: This building is fully fire sprinklered for an unlimited area building. Any alterations and modifications to the fire sprinkler system shall be per NFPA #13 as regulated by the fire department. SPECIAL INCPESTIONS ARE REQUIRED PER THE ENGINEER OF RECORD.
